Job Summary
The construction manager role involves overseeing site operations, including material ordering, progress scheduling, and quality control. Job Details
Job Description:
- Sales meetings: Meetings with construction companies, major housing manufacturers, and housing construction companies
- Estimates: Estimates are calculated based on material costs and labor costs according to the site
- Material ordering: Order materials according to the construction order
- Quality control: Meet construction level standards
- Site survey: Investigate boundaries of subdivisions, width of front road, temporary water supply, electricity, toilets, and presence of residual soil
- Requests to subcontractors: Requests to construction companies near the site
- Process management: Request subcontractors to meet deadlines, and create progress management and schedules
- Cost management: Ensure profits based on estimates, and manage personnel allocation and material delivery with numbers
Training:
- 1st year: Join the company, Knowledge acquisition
- 2nd year: Apprentice to Master at work
- 3rd year: Master to Site manager
- 4th and 5th years: Assistant chief to Chief
- 6th year and after: Deputy manager
Working Hours:
- 7:50-18:00 (prescribed working hours: 7 hours 45 minutes)
- Break time: 145 minutes total (60 min lunch + morning/afternoon breaks)
- Average overtime: 15-20 hours/month
Requirements:
- Normal driver's license
- Proficiency in Microsoft Office (Word, Excel)
- Japanese level N2
- Majoring in construction or civil engineering
- Native Burmese or Indonesian speaker
Compensation and Benefits:
- Base salary: 229,700 yen (including flat-rate allowance) and up
- Salary increase: once a year (April)
- Bonus: twice a year (July, December)
